Buying a new home can be a nerve wracking experience. It doesn't matter if you're looking for a full time home, a second home, a vacation home or a cabin. When buying there are many decisions to be made and it generally is not something that most of us do everyday.
Your first step is to come for a visit. I will be happy to take you on a tour. We don't even have to look at homes. Just come to see my beautiful mountain community and decide if maybe this is a place you would like to live or to have a second home.
If you would like to spend some time here, to try it out so to speak. I can assist you in making arrangements for a vacation rental. Our vacation rentals are second homes for folks who rent them out when they are not using them. The homes come in all shapes, sizes and locations.
We don't have a super market, any name brand restaurant or a mall. We don't even have a movie theater. We do have schools (with six snow days a year) and churches. We do have a country grocery store, five small restaurants, a hardware store, a wonderful bakery and several gift stores. We also have a golf course, a swimming pool, tennis courts, a club house (with tons of activities for adults and kids), lots of wide open spaces, hiking trails, parks, cross country skiing, no traffic and last but not least really good neighbors. We also have a strong sense of safety and security.
If you decide that my mountains are the place for you and decide to buy a home here; I would love to help you. I will start the process by doing a Buyers Comprehensive Market Analysis (CMA) for you. A buyers CMA will help you to decide if the asking price of the property you are considering is a true reflection of the current market. It will help you to decide what to offer.
I can also recommend several lenders ? if you don?t have one. Selecting a lender is an important decision. You will need to check out at least three lenders to find the most attractive loan to meet your needs. It is best, but not essential, to have a prequalification letter to present to the seller with your offer.
Following a discussion of what to offer and other details of the contract, I will send you away for a cup of coffee or a walk while I write the contract. When you return we will go over the contract and disclosures page by page and make any necessary changes. The paperwork begins!
My goal is to make your buying process as understandable and as free of pain as possible. I would like you as a friendly neighbor when your escrow closes and you?re situated in your new home. I will guide you from start to finish with advice if you want it, make as many arrangements that I can for you and be available to answer all of your concerns along the way.
I'll also be available to you after your purchase. If you have not lived in the mountains before, adjusting to "mountain time" and to four-seasons can take some learning.
